Overwhelmed with deal flow, our client’s healthcare finance services group is positioned for exponential growth.  The prospects in the healthcare industry are huge, and this individual will have a tremendous opportunity to gain increased visibility in the industry with a company that has a large platform for growth.  The main function of this individual will be to manage the underwriting process for real estate equity deals in long-term care while gaining valuable exposure to other deals in the healthcare financial services area, such as medical office properties.

Job Scope:

- Active participant in equity transactions from originations through investment monitoring.
- Support originations in research and development of new opportunities with existing and new partners.  Model potential JV structures, portfolio acquisitions, and other equity transactions.
- Gather and analyze market research from various sources; prepare presentations for credit committee and board pitches.
- Underwrite all types of healthcare (real estate) equity opportunities (with a focus in long term care); model a variety of scenarios based on input from partners and market data.  Adjust assumptions of and/or develop ARGUS/Cash Flow models to conform to investment parameters.
- Work closely with JV counterparts on analyzing new opportunities; coordinate due diligence with partners; participate and/or lead in the review of all property managers or operators.
- Assist in modeling different debt structures and pricing with third party lenders. Drive closing process with lenders by managing information flow.
- Assist with closing of transactions; prepare and participate in quarterly investment review with senior management on all equity transactions; retain management of relationships / investments through asset disposition.
- Monitor investments; work with Team Leader to determine disposition strategies; manages property improvement plans; assist with leasing oversight and property expense management.
- Participate in process improvement efforts and support quality initiatives; support development of deal standards/credit box.

Experience / Education Required:

- Five to seven years of commercial finance transaction experience (real estate).
- Prior experience in structuring real estate equity transactions and financial modeling.
- Ability to structure transactions to minimize risk to the company while meeting customer needs.
- Execution oriented.
- Self-motivated.
- Strong verbal and written communication skills with ability to present to clients and senior management.
- Ability to handle and prioritize multiple transactions and responsibilities at one time.
- Ability to work cross-functionally and within a team environment.
- Undergraduate business degree (finance major or relevant work experience).
- Unrestricted authorization to work in the United States.
